Planning Permission
The process of applying for Planning Permission begins once your design has been finalised. At James Howell Designs, we prepare and submit all necessary documents, drawings, and supporting statements to the local planning authority. This typically includes site plans, elevations, and design and access statements, along with any technical details needed to justify the proposal. Once the application is registered, the Planning Permission process usually takes around 8 to 10 weeks, during which the authority will review the submission and open it up for public consultation.
In some cases, securing Planning Permission requires additional supporting reports, particularly for developments in sensitive locations or complex schemes. These might include ecology surveys, flood-risk assessments, tree reports, or more detailed design and access statements. Our team will identify any such requirements at an early stage and arrange for their preparation, ensuring that your application is comprehensive and professionally presented.
Throughout the Planning Permission process, James Howell Designs acts as your agent, maintaining communication with the planning department and representing your interests. We keep you fully informed of progress, decision dates, and any updates from the council. By managing every aspect of the submission, we ensure that your proposal is presented in the best possible light. With our expertise and attention to detail, you can move forward with confidence knowing your Planning Permission is in safe hands.
