Planning Application
The process begins once the design has been finalised. We prepare and submit all required documents, drawings, and supporting statements to the local planning authority. This may include site plans, elevations, design and access statements, and any other technical material required to justify your proposal. From the moment the application is registered, the process typically takes 8 to 10 weeks, during which the planning department reviews the submission and invites public feedback.
Some projects may require additional reports to support the application, such as ecology assessments, tree surveys, flood-risk evaluations, or detailed design and access statements. These are often necessary for developments in sensitive areas or for more complex proposals. We will advise you in advance if any of these supporting documents are needed and help arrange their preparation as part of our comprehensive service.
Throughout the process, we act as your agent, maintaining communication with the planning department and representing your interests. We keep you fully informed of progress, expected decision dates, and any developments that arise. With James Howell Designs managing your planning application, you can be confident that every detail is handled professionally and that your proposal is presented in the strongest possible light.
